General Terms and Conditions (GTC)


Holiday apartment Fewo Toissa / Veia Pulens 15, 7462 Salouf – Switzerland


1. Subject of the contract

The following terms and conditions govern the rental agreement between the landlord (private individual) and the tenant of a 2.5-room holiday apartment located at Veia Pulens 15, 7462 Salouf. The apartment is exclusively for private holiday use.


2. Booking & Contract Conclusion

A binding rental agreement is concluded upon written or electronic confirmation of the booking. The terms and conditions are deemed accepted.


3. Payment terms

  • A deposit of, for example, 30% of the total amount is due within 7 days of booking confirmation.
  • The remaining balance must be paid no later than 14 days before arrival.
  • For short-term bookings (less than 14 days), the total amount is due immediately.


4. Arrival & Departure

  • Check-in: from 2 PM
  • Check-out: until 11:00 AM. Key handover will take place according to individual agreement.


5. Cancellation Policy

  • Up to 30 days before arrival: free of charge
  • 29–14 days before arrival: 50% of the rental amount
  • Less than 14 days before arrival or no-show: 100% of the rental amount. No refund will be given for early departure.


6. Use of the apartment

  • The apartment is designed for a maximum of 4 adults.
  • Smoking is not permitted in the apartment.
  • Pets are not allowed.
  • The tenant agrees to treat the apartment and its contents with care. Any damage must be reported to the landlord immediately.


7. Liability

The landlord is not liable for short-term disruptions (e.g., power outages, internet interruptions, weather conditions, etc.). The tenant is liable for damage to the apartment or its contents caused by themselves.


8. House Rules

The applicable house rules (available in the apartment) are binding. Quiet hours must be observed, especially from 10:00 PM to 7:00 AM.


9. Data protection

Personal data will be used exclusively for processing the booking and will not be passed on to third parties.


10. Place of jurisdiction

The place of jurisdiction is the landlord's place of residence in the canton of Graubünden. Swiss law applies exclusively.
